Four New Houses - Grandborough

We gained planning consent within Rugby District Council for four new houses in the village of Grandborough, Nr Rugby.

This site was an edge of the village location and in fact expanded on the village framework, however with the expert advice and service of planning consultant Jayne Cashmore of Oakwood Planning, consent was ultimately granted for four new dwellings.

Jayne is a very switched on and conscientious planning consultant, she offered advice during the design stage and dealt with all aspects of the planning submission pulling in consultants as required to make sure the scheme had the best chance of gaining approval. This was a very hard approval to gain and Jayne worked tirelessly on the client’s behalf; we ultimately gained approval through the planning appeal process. Our original client was the land agent.

This village consists predominantly of red brick properties and the local authority wanted high quality design details and well proportioned properties. We had to be mindful of various landscaping restrictions, and a nearby listed building, all of which were taken into account when creating the design for these dwellings.

The site was ultimately purchased by PSS Developments, run by Mark Spatcher.

During an early stage discussion with PSS Developments, we suggested that it may be possible to increase the gross internal area of the approved scheme in order to increase their revenue from the completed project.

With the appeal approval safely in hand, we added attic bedrooms into three of the four houses, and added an additional garage with room over into one of the middle plots, therefore considerably increasing the square footage of these new dwellings.

Ultimately PSS Developments followed our scheme and constructed some high quality stonework presented with beautiful brick set driveways and surrounded by black estate fencing to create a high quality development.
