Project Supervision

Regardless of size or scope of your project, the construction stage can be a source of great stress. Building contractors will often raise questions or queries, and very few projects proceed all the way through construction without experiencing some form of cost variation or change in specification. This is where we can provide valuable supervision to ensure a smooth process.

In order to supervise a project, we draft a comprehensive set of building regulations drawings and a written specification. A building contractor will use these building regulations drawings and specification to price the work. Under the project supervisor role, we prepare a JCT building contract, referring to the drawings, specification and pricing of each individual stage.

Before work commences on site, we will attend a pre-commencement meeting to ensure that all parties are aware of the work to be undertaken and any potential limitations. During this pre-commencement meeting, we quite often agree on site boundaries, working hours, and even the position of the temporary toilets.

Once work commences on site, we will be on hand to respond to any emails or phone calls from the building contractor or any associated subcontractors. Additionally, we will conduct a site visit usually once a week to monitor progress. While it would be very rare for there to be technical questions and queries in almost each weekly visit, we can help advise with discussions covering various aspects of the work, including the selection of floor finish and even the colour of the paint.

As part of the project supervision role, we also review the builder’s invoice, ensuring that the work being invoiced is the work that has been carried out and assisting in assessing any additional costs that may arise during the construction process. We also ensure that the retention is taken from each invoice.

At the conclusion of the construction project, we prepare a snagging list and ensure that the builder completes the snagging list so that the work can be classified as practically complete. We also conduct a further follow-up snagging visit three months after the work is completed to ascertain that everything is to your satisfaction.
