Kirtlington, Five New Houses

We gained planning consent within Cherwell District Council for the construction of five new houses on a site known as Akeman Spinney in the village of Kirtlington.

We work closely with SGJ Ltd, a land agent company led by Andrew Jewson. Acting on behalf of the land agent, we conducted a comprehensive survey of the existing site, encompassing a detailed topographical survey and an external building survey. The existing property was a relatively spacious bungalow situated on a comfortable site, but surrounded by a collection of mature trees, some of which were subject to tree preservation orders (TPOs.)

Working closely Oakwood Planning and in conjunction with our consultant Arboriculturalist, we removed some of the smaller trees that were not protected by the preservation order and proceeded to design five new houses to replace the existing bungalow.  This was a complex site, and while the principle of replacing a single dwelling with multiple dwellings was acceptable within planning policy, achieving the desired size and design was still challenging.

Planning consent was subsequently granted by Cherwell District Council for the erection of five new houses. The site was ultimately sold by the original owner and purchased by a developer.

The new owner has constructed some exceptionally high-quality developments over the years and was particularly drawn to the proposed scheme. With the continued guidance of both Stable Architecture and Oakwood Planning, design modifications were implemented to incorporate specific details that the client wanted to include. However, the overall design principle remained predominantly unchanged. Each house was slightly enlarged in size, and entire master bedroom suites were incorporated within the roof area of the main plots.  Ultimately a new consent was granted.
